Our charges for selling properties are charged at a commission rate of 1.5% inclusive of VAT (1.25% + VAT) inclusive of legal costs minimum fee £1800.00 including VAT (£1500.00 + VAT).

We are also required to hold a valid EPC for your property prior to commencement of marketing. We have negotiated a preferential rate with local EPC Inspectors at a cost of £82.80 inclusive of VAT (£69.00 + VAT) if you wish us to arrange this.

Property Management

The Broden Lloyd team will offer you a complete property management service and currently manage an extensive portfolio including luxury apartments, village cottages and rural properties.

We advertise via the local press, here on our website, Rightmove, On The Market and via lettings advertisements in our Barrowford Office. We take care of all appointments, carefully vetting prospective tenants and ensuring we secure the right tenant for your property. All potential tenants are referenced through our specialist company for a fee of £75.00 inclusive of VAT for each tenant

Due to government legislation we now have to register all Tenant bonds and they will be held into an insurance backed deposit scheme. All our bonds are registered with the Tenancy Dispute Service. The fee for registering bonds with the Tenancy Dispute Service is £30.00 inclusive of VAT.

From 1st October 2008 Landlords offering property for rent are required by law to provide prospective tenants with an Energy Performance Certificate for their property. This is then valid for 10 years. We have negotiated a preferential rate with local EPC Inspectors at a cost of £82.80 inclusive of VAT (£69 + VAT) if you wish us to arrange this.

All properties require smoke alarms on each floor and carbon dioxide alarms for gas and solid fuel appliances. A Gas Safety Certificate is due every twelve months and at the start of each new tenancy to ensure that appliances at the property meet with current safety regulations. We can arrange this for you if you wish.

Our Fee Structure

A charge of £180.00 inclusive of VAT (£150.00 + VAT) non-refundable administration fee is required at the beginning of each subsequent new Tenancy.

For every property let out successfully, we will charge: 12% inclusive of VAT (10% plus VAT) from rent collected on properties managed by Broden Lloyd.

For properties where the landlord manages the rental properties rather than Broden Lloyd, then a non-refundable administration fee of £360.00 inclusive of VAT (£300.00 + VAT) is required.
